Application Management |
We prepare, submit, and advocate for the rental application. Where competition is strong, we apply strategic positioning to strengthen the file. |
Lease Review |
Plain-English review of the proposed lease before signing. We flag anything that warrants attention. |
Transit House Arrangements |
For organisations requiring a single property to house multiple incoming employees sequentially or simultaneously, we source the right property for that purpose and ensure the tenancy is structured and documented correctly from the outset - so the arrangement works for the landlord, the property manager, and your organisation. |
Component 2: Settlement & Orientation
Securing the property is only the beginning. Our settlement service ensures your employee feels at home and knows how to function in their new city, from day one.
• Schools guidance (primary and secondary, government and independent) - suburb-specific recommendations aligned to your employee's address and their children's year levels.
• University proximity and transport - relevant for employees relocating with tertiary-student dependants.
• Getting Connected checklist - a clear, curated guide to establishing electricity (SA Power Networks), gas (retailer of choice), and internet (NBN or Starlink where applicable). We also explain how water billing works in South Australia - tenants pay for water consumption, not the supply charge, and bills arrive separately from the property manager — so your employee is not caught off guard. We explain who to contact, how to set up each account, and what to expect, removing the research burden entirely.
• Suburb orientation video - a short, personally narrated video walkthrough of the local area: the main street, the supermarket, the café, the school route, the train station. Produced for each individual placement.
• Key date management - we track lease start dates, condition report deadlines, and utility connection windows so nothing is missed in the first week.
Optional Add-On: On-Site Coordination
For employees who are interstate or overseas at the time of key delivery, we offer an on-site coordination service at an additional flat fee.
On-Site Coordination includes:
• Being present at the property for key handover from the property manager
• Meeting and coordinating furniture and appliance deliveries
• Being present during the ingoing condition report inspection and flagging anything that warrants attention on your employee's behalf
• Reporting back to the employee with a summary and photos before their arrival
