Adelaide city by day

The Challenge of Corporate Relocation

Relocating a new employee, or a cohort of employees, to an unfamiliar city is genuinely complex. Your people arrive with competing priorities: establish a home, understand the city, get children into the right school, settle into a new role. Without local knowledge, that process is slow, stressful, and expensive.

The typical unassisted relocation to Adelaide takes 6-10 weeks to secure a suitable rental.

With Property Finders Group managing the process, that timeline compresses to 2-4 weeks.

Your employee arrives ready to work. Not still searching.

Who We Are

Property Finders Group is a boutique buyer's advocacy and property finding practice based in Adelaide, South Australia. Founded and led by Rose Costello - we operate as a trusted, independent voice for our clients in one of Australia's most liveable and fastest-growing cities.

We work exclusively on behalf of the people we represent. We carry no listings, accept no commissions from landlords or developers, and have no interest in any particular property outcome except one: finding the right property for our client, as efficiently as possible.

Why Property Finders Group

Service Component

What This Includes

Independence

We act for your employee, not the landlord. Our only interest is the right outcome for the person being placed.

Local knowledge

Rose Costello has operated in Adelaide and its surrounds for 30+ years. We know the suburbs, the streets, the schools, and the market - not from a database, but from direct experience.

Boutique service

Every placement is managed personally. Your employee is not a file number. They will hear from us, not from a call centre.

Speed

Active search from day one. We do not wait for properties to appear. We work our network.

Discretion

We understand the sensitivities involved in corporate placements and operate with complete confidentiality.

Full pathway

From the first rental to the eventual home purchase, we can accompany your employees through every property decision they face in Adelaide.

The Longer-Term Pathway: Priority Buyer Advocacy

Most professionals relocating to Adelaide rent first to understand the city before committing to a purchase. Once your employee has found their bearings and identified where they want to put down roots, they face the next challenge: buying in an unfamiliar market.

Clients who engage Property Finders Group for their rental placement receive automatic priority access to our buyer advocacy service when they are ready to purchase. No waiting list. The relationship is already established, the brief is already understood, and the trust is already built.

This is a meaningful benefit to offer incoming employees as part of your relocation package and one that comes at no additional cost to your organisation

Our Fees

Our fee structure is transparent, fixed, and invoiced directly to the employer or their nominated relocation account.

How to Engage Us

Engagements typically begin with a brief introductory call between our team and your relocation officer to discuss the incoming placement, timeline, and any specific requirements. From there, we issue a simple engagement letter and get to work.

We are comfortable working within existing relocation management company frameworks (Crown Relocations, Cartus, Sirva, BGRS, and others) and can align our process and reporting to your existing supplier requirements

What We Offer

Our corporate relocation service has two components plus and on-site coordination option.

Component 1: Rental Acquisition

We locate, assess, and secure a rental property on behalf of your incoming employee (or your organisation, where a transit or shared accommodation arrangement is required).

Service Component

What This Includes

Needs Assessment

A structured brief capturing location preferences, budget, property type, lease term, proximity to workplace and schools, and any specific requirements.

Market Search

Active search across all major platforms (realestate.com.au, domain.com.au, allhomes.com.au) plus our off-market CRM network. We do not wait for properties to come to us.

Property Shortlist

A curated shortlist delivered via your dedicated client portal, where all stakeholders can view properties, photographs, suburb overviews, and proximity mapping in one place - and rate each option directly. No email chains, no confusion about which version is current.

Suburb Snapshots

Video and written guides to the shortlisted suburbs - lifestyle, character, commute, amenity, and what to expect day-to-day. Prepared specifically for your incoming employee.

Application Management

We prepare, submit, and advocate for the rental application. Where competition is strong, we apply strategic positioning to strengthen the file.

Lease Review

Plain-English review of the proposed lease before signing. We flag anything that warrants attention.

Transit House Arrangements

For organisations requiring a single property to house multiple incoming employees sequentially or simultaneously, we source the right property for that purpose and ensure the tenancy is structured and documented correctly from the outset - so the arrangement works for the landlord, the property manager, and your organisation.

Component 2: Settlement & Orientation

Securing the property is only the beginning. Our settlement service ensures your employee feels at home and knows how to function in their new city, from day one.

• Schools guidance (primary and secondary, government and independent) - suburb-specific recommendations aligned to your employee's address and their children's year levels.

• University proximity and transport - relevant for employees relocating with tertiary-student dependants.

• Getting Connected checklist - a clear, curated guide to establishing electricity (SA Power Networks), gas (retailer of choice), and internet (NBN or Starlink where applicable). We also explain how water billing works in South Australia - tenants pay for water consumption, not the supply charge, and bills arrive separately from the property manager — so your employee is not caught off guard. We explain who to contact, how to set up each account, and what to expect, removing the research burden entirely.

• Suburb orientation video - a short, personally narrated video walkthrough of the local area: the main street, the supermarket, the café, the school route, the train station. Produced for each individual placement.

• Key date management - we track lease start dates, condition report deadlines, and utility connection windows so nothing is missed in the first week.

Optional Add-On: On-Site Coordination

For employees who are interstate or overseas at the time of key delivery, we offer an on-site coordination service at an additional flat fee.

On-Site Coordination includes:

• Being present at the property for key handover from the property manager

• Meeting and coordinating furniture and appliance deliveries

• Being present during the ingoing condition report inspection and flagging anything that      warrants attention on your employee's behalf

• Reporting back to the employee with a summary and photos before their arrival
